The Prior, by <a href=\"https:\/\/stranddev.com\/en\/prior-st\" target=\"_blank\" rel=\"noopener\">Strand Development<\/a> and designed by <a href=\"https:\/\/franclarchitecture.com\/\" target=\"_blank\" rel=\"noopener\">Francl Architecture<\/a> and <a href=\"https:\/\/www.etala.ca\/\" target=\"_blank\" rel=\"noopener\">ETA Landscape Architecture<\/a>, <a href=\"https:\/\/dailyhive.com\/vancouver\/456-496-prior-street-vancouver-strand-development\" target=\"_blank\" rel=\"noopener\">aims to provide a pair of 14-storey towers sprouting from a 5-storey podium<\/a>. Once completed, Prior will bring a significant amount of office space to the False Creek Flats area &#8211; and in close proximity to the hospital &#8211; along with an injection of rental housing in the area.<\/p>\n<p>Prior by the numbers:<\/p>\n<ul>\n<li aria-level=\"1\">288 secured market rental homes<\/li>\n<li aria-level=\"1\">11 live\/work artist studios<\/li>\n<li aria-level=\"1\">244,000 sq. ft. of office space<\/li>\n<li aria-level=\"1\">16,000 sq. ft. of ground-level retail space (high possibility of grocery store)<\/li>\n<li aria-level=\"1\">10,000 sq. ft. of ground-level cultural amenity space<\/li>\n<li aria-level=\"1\">465 vehicle parking spaces<\/li>\n<li aria-level=\"1\">748 bicycle parking spaces<\/li>\n<\/ul>\n<p>In addition to proposed green roofs on both the towers and podium, Prior will have a courtyard going through the middle of the podium. It\u2019s already been <a href=\"https:\/\/www.businesswire.com\/news\/home\/20220830005173\/en\/Keltic-Canada-Development-Celebrates-Groundbreaking-to-Kick-Off-Construction-of-New-Masimo-Vancouver-Facility\" target=\"_blank\" rel=\"noopener\">announced that US medical company Masimo will be the main tenant<\/a>, occupying all 100,000 sq. ft. of office space for clinical research and product development. <a href=\"https:\/\/biv.com\/article\/2022\/12\/false-creek-flats-leads-vancouver-cre-development-2023\" target=\"_blank\" rel=\"noopener\">Masimo\u2019s new office<\/a> in Vancouver will bring 170 jobs to the area. Additionally, ground-floor retail spaces will allow opportunities for foodservice and consumer goods sales.<\/p>\n<p>The building is being designed by <a href=\"https:\/\/www.mcmparchitects.com\/projects\/220-prior-street\/\" target=\"_blank\" rel=\"noopener\">Musson Cattell Mackey Partnership (MCMP)<\/a> and is set to incorporate a variety of building materials and colours to be a visually-striking addition to the neighbourhood. <a href=\"https:\/\/dailyhive.com\/vancouver\/masimo-vancouver-office-220-prior-street-construction\" target=\"_blank\" rel=\"noopener\">Per renderings of the building with Masimo\u2019s logo above the entrance<\/a>, exterior panels will be added on the windows to provide shading from the sun. Various floors of the building are offset, creating a striking profile which also complies with industrial setbacks for the zoning.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-large wp-image-346 aligncenter\" src=\"https:\/\/www.falsecreekflats.com\/blog\/wp-content\/uploads\/2022\/12\/220-prior-street-masimo-1024x529.jpeg\" alt=\"\" width=\"770\" height=\"398\" srcset=\"https:\/\/www.falsecreekflats.com\/blog\/wp-content\/uploads\/2022\/12\/220-prior-street-masimo-1024x529.jpeg 1024w, https:\/\/www.falsecreekflats.com\/blog\/wp-content\/uploads\/2022\/12\/220-prior-street-masimo-300x155.jpeg 300w, https:\/\/www.falsecreekflats.com\/blog\/wp-content\/uploads\/2022\/12\/220-prior-street-masimo-768x397.jpeg 768w, https:\/\/www.falsecreekflats.com\/blog\/wp-content\/uploads\/2022\/12\/220-prior-street-masimo.jpeg 1075w\" sizes=\"auto, (max-width: 770px) 100vw, 770px\" \/><\/p>\n<h5>Status: Expected to be completed in 2025<\/h5>\n<hr \/>\n<h3>728 &#8211; 798 Main Street<\/h3>\n<p>For a change, this proposed building project isn&#8217;t part of or adjacent to the new St. Paul&#8217;s Hospital campus.<\/p>\n<p>Located a block away from <a href=\"https:\/\/guide.michelin.com\/ca\/en\/british-columbia\/ca-vancouver\/restaurant\/phnom-penh\">Michelin Guide Bib Gourmand recipient Phnom Penh<\/a>, the mixed-use redevelopment of The Brickhouse is being pursued by local developer Bonnis Properties, which is also working on the proposed redevelopment of <a href=\"https:\/\/800granville.com\/\">800 Granville Street in downtown<\/a>. This redevelopment will create residential and commercial spaces at the intersection of Vancouver\u2019s Chinatown and False Creek Flats neighbourhoods. Bonnis Properties is working with <a href=\"http:\/\/studioonearchitecture.ca\/portfolio\/main-union\/\">Studio One Architecture<\/a> on this project.<\/p>\n<p>In summary, <a href=\"https:\/\/dailyhive.com\/vancouver\/728-796-main-street-vancouver-chinatown-brickhouse-bonnis-properties\" target=\"_blank\" rel=\"noopener\">the redevelopment at Main &amp; Union<\/a> will include:<\/p>\n<ul>\n<li aria-level=\"1\">75 condos\n<ul>\n<li aria-level=\"2\">23 studios<\/li>\n<li aria-level=\"2\">25 one-bedroom condos<\/li>\n<li aria-level=\"2\">19 two-bedroom condos<\/li>\n<li aria-level=\"2\">8 three-bedroom condos<\/li>\n<\/ul>\n<\/li>\n<li aria-level=\"1\">19 social housing units<\/li>\n<li aria-level=\"1\">6 small, double-height commercial units with mezzanines<\/li>\n<li aria-level=\"1\">Underground parking with 64 vehicle stalls<\/li>\n<li aria-level=\"1\">195 bike parking spaces<\/li>\n<\/ul>\n<p>Of particular note with this redevelopment is the incorporation and restoration of heritage buildings which already exist on the site. The Brickhouse Late Night Bistro and Dive Bar is housed in a two-storey brick building built in 1910. There\u2019s also a single-storey building built in 1925 which formerly was used to house a shrine in memory of musician Jimi Hendrix. The bricks of these buildings are going to be used in ground-level facades.<\/p>\n<p>This project has been revised from its original form. The revision centres on the reduction of the total height, losing four storeys and 24 condominium units.
